City of Manteca
Located in the heart of California’s Central Valley, Manteca is a growing city of more than 95,000 residents strategically positioned at the crossroads of Interstate 5, State Route 120, and Highway 99, offering exceptional regional access, visibility, and connectivity to a trade area of more than 3 million people within a one-hour drive. The city is experiencing strong and sustained growth, with more than 11,000 housing units in the development pipeline that will continue to drive new demand for retail, dining, and entertainment. Manteca’s population is young, diverse, and family-oriented, with strong household incomes and a demonstrated desire to shop and dine locally, yet current retail leakage shows there is significant opportunity for new businesses to capture unmet demand and establish a loyal customer base. At the same time, Manteca is intentionally evolving into a premier family entertainment and lifestyle destination, building on existing attractions that already draw more than 2 million visitors annually, including Great Wolf Lodge, Big League Dreams Sports Complex, and Woodward Community Park. At the center of this vision is the Family Entertainment Zone (FEZ), a dynamic, master-planned area spanning approximately 150 acres of city-owned land designed to bring together retail, dining, sports, and entertainment in a vibrant, walkable environment. The FEZ represents a unique opportunity for developers, retailers, and entertainment operators to be part of a high-impact, destination-driven project that is designed to serve both residents and visitors while extending length of stay and increasing spending within the community. Manteca offers a business-friendly environment and a collaborative approach to development, with the City actively partnering with the private sector to move projects forward through streamlined processes, strategic incentives, and a shared commitment to quality. In addition to strong market fundamentals, Manteca is known for its safe neighborhoods, high quality of life, and strong sense of community.
